What to Expect When Your Home Is On the Way
Buying a manufactured or mobile home often raises one big question: what actually happens between purchase and move-in?

Every home and site is different, but the overall process follows a consistent path. Understanding that path upfront helps reduce surprises and makes planning easier.
Step 1: Preparing the Site
Before your home can be delivered, the site must be ready to receive it. This preparation happens while your home is being built or scheduled for delivery. Site preparation may include:
- Ensuring road access for delivery trucks and equipment
- Preparing the foundation or supports required for your home type
- Confirming utility access such as water, electric, and sewer or septic
- Securing permits and approvals required by the local jurisdiction
Planning ahead and confirming requirements early helps keep things moving smoothly.
Step 2: Scheduling Delivery
Once the site is prepared and your home is ready, delivery is scheduled. Manufactured and mobile homes are transported to the site using specialized equipment and, in many cases, a crane.
Delivery timing depends on:
- Weather conditions
- Site accessibility
- Distance from the manufacturing facility
- Equipment availability
Your delivery date is usually scheduled in advance, with some flexibility built in to account for logistics and conditions.
Step 3: Setting the Home
“Setting” refers to placing the home on its foundation or supports.
On set day:
- The home is positioned using heavy equipment or a crane
- Sections are aligned and secured if the home has multiple sections
- The structure is stabilized and weather-sealed
This stage happens quickly and is often one of the most exciting parts of the process, as the home takes its final position on the property. Typical timeframe: often completed in a single day
Step 4: Finishing and Installation
After the home is set, finishing work begins. This is when the home transitions from being placed to being fully livable. Finishing may include:
- Connecting utilities
Installing steps, skirting, or railings - Completing interior and exterior trim
- Installing appliances if not already in place
- Final inspections and approvals
This phase takes the longest, as it includes both functional and finishing details required for occupancy.
Step 5: Final Inspections & Move-In
Before move-in, required inspections are completed to ensure the home meets local standards. Once approvals are finalized, the home is ready to be lived in.
This is when:
- Utilities are fully operational
- Required inspections are passed
- Any final adjustments are completed
At this point, your home is considered move-in ready.
